Maintenance Specifications and Maintenance Audits

After spending hundreds of thousands of dollars on your new or renovated elevator or escalator you're handed a long-term maintenance contract to sign by your installer. Should you sign it?? What are your choices? Obviously you have spent a lot of money and you want to protect your investment, but is the contract for your benefit or theirs? Are you being given a fair price? How will you know if what they are providing is really what you're paying for? Can other companies operate your proprietary microprocessor controls?

CNYEC provides maintenance specifications for new and existing equipment that is tailor made for each specific property. Because a facility manager of a 30-bed nursing home with a two-stop holeless hydraulic elevator does not have the same concerns as a 1,000-bed hospital with 14 high-rise elevators, CNYEC provides site specific copyrighted maintenance specifications. The maintenance contract should reflect the owner's concerns but most owners are given the choice between a "generic-master" type specification or a carbon-copy manufacturer's contract for their maintenance contract. CNYEC is independent and does not represent any manufacturer. Our copyrighted Division 14 maintenance specifications are intended to protect both the interests of the owner and the contractor by balancing the needs of both parties. Maintenance should benefit both parties. The owner wants quality work at a fair price. The contractor wants the owner's business but needs to pay for parts and labor and still have enough profit to make it worth the trip. Maintenance Audit

In cases where a property Owner is concerned about the quality of their maintenance, CNYEC will provide a maintenance audit of the existing conditions. As an independent observer, CNYEC inventories the conveyance equipment and compares its' current condition against the property Owner's maintenance agreement services contract to verify that the agreement is being met by all parties.
